Acquisition Agency Services

We assist our clients to strategically source, conduct due diligence, negotiate, structure and acquire residential and commercial property with a specific focus on Sydney.​

As experienced representatives, our role is to support you on your buying journey by bringing awareness of the entire market and helping you avoid common mistakes. 

Our first step is getting to know you as a client: we’ll work with you to define your requirements before beginning our search. We then research, travel to and inspect properties, saving you time and effort. Our confidence, expertise and contacts means we can secure you the best deal by negotiating with vendors and sales agents.

Investors

There are many factors to consider when investing in property. Without lifestyle preferences restricting your choice, options for investment are broader than home-buying. It takes skill and experience to filter through these options and meet your objectives. 

We’ll help you to find, negotiate and acquire an asset to fit your goals against your budget, cash-flow requirements, time horizons and property portfolio. 


Expats

Being far from Sydney and unable to inspect properties makes it hard to fully grasp the fast-moving market. Expats are often not fully informed or in a position to negotiate, meaning they overpay. 

We take extensive photos and videos of properties for expats and communicate regularly via email, phone or Skype. Most clients meet us in person when they return to Sydney, but some choose to buy without seeing the property. Our agents are available to assist expat clients outside of business hours to accommodate time differences.  

Home-buyers

Need to simplify your search process?

Whether you are a first-time buyer, relocating, upsizing or downsizing, we can help. We can inspect many more properties than the average home buyer in short space of time. We cover the market extensively and eliminate any unsuitable properties.

Each property purchase calls for a different strategy.  You not only need to understand the current market, but the agent/agency you are dealing with. We tailor our strategies to each property, and help you understand what a home is worth. 

Whether for a Private Treaty sale or auction, we’re here to represent your best interests and guide you each step of the way.  

Developers

We assist developers with specific location and site needs to acquire the right properties or land. We can help you to acquire property anonymously, which is often critical for amalgamated sites.

Self-managed super funds (SMSF)

Buying a property via a SMSF allows you to earn strong returns in a tax effective way. However, proper research and analysis is essential. We help you evaluate your options and conduct thorough due diligence before you commit. 

Negotiation only services

You find the property – we take care of the rest. 

Real estate agents are trained to negotiate for a living, but go head-to-head with novice property buyers every day. Most buyers have only bought two or three times in their lives; this is an unfair advantage that costs buyers millions each year. Our negotiation service aims to change that.

This is a detailed process where we talk you through your requirements, possible scenarios and provide some insight into what is realistic and achievable with your budget.

We search for properties to meet your needs, both on-market and off-market, then pre-quality and shortlist suitable properties after attending physical inspections. We present and discuss with you the final shortlisted properties, along with comparable sales and our recommendations.

Due diligence

The most crucial of all steps - we  coordinate building, pest and strata inspections and other due diligence as required. Our value is not just in finding you a property, but more so in ensuring that our clients have all the available information to make an informed purchase.

Negotiate

We negotiate with vendor and/or real estate agents, using our expertise and knowledge to get you the best possible price and contractual terms. This can include bidding at auction, if applicable.

05/

Acquire

After exchanging contracts, we attend to everything for you right through to the day of settlement. We also assist our clients with everything post settlement – from interviewing and appointing property managers for investment properties to assisting with move-in requirements for home buyers.

Our advice is based on strong insight into all aspects of the real estate industry. We have extensive property portfolio experience, and end-to-end experience working with other professionals such as builders and developers. 

We work with private clients including expats and private investors, as well as local and overseas developers, managed funds, corporates and high-net-worth individuals. We have the expertise to advise on purchasing apartments, houses, commercial buildings or development sites, and can also assist with sourcing off-market sites including raw and DA approved development sites, hotels and childcare sites. 

With a focus on Sydney, we have access to distressed sale opportunities, quiet market listings and can assist buyers in acquiring specific properties in a discrete, confidential setting. 
 

Adler is a real estate professional with over eighteen years of experience in the property investment sector.

Adler has always had a passion for property, buying his first property at 19-years-old and having purchased more than 25 investment properties by the age of 30. These properties were in Sydney, regional New South Wales, interstate and overseas, meaning he understands property markets at home and around the world. 

During Adler’s extensive career, he has worked with builders and property developers from financial control through to marketing and sales. This experience translates to a strong background in day-to-day cash flow management, which is vital for a successful property portfolio. In addition, he can negotiate terms and prices for his clients as he understands the psychology of buyers and vendors and the tactics that work.

Working with both private and corporate clients, Adler has a thorough understanding of risk analysis and undertakes all property acquisition work with high discretion, respecting client privacy.

Adler also worked in project marketing consultancy roles before founding his own strategic acquisition consulting agency, where he continues to work with industry leaders and developers to help other people grow their property portfolios.
